What ages do I actually receive?
Anywhere from 62 to 80, but not evenly. Orders fill from the cohorts closest to 65 first. In Pinellas County that means a standard order starts from the cohort that reaches 65 in October 2026, so around age 64. That is worth knowing up front, because a HECM pays out more the older the borrower is, so the older cohorts in this band are usually the ones you want. You can have them: the marketplace lists every cohort with its own count and lets you pick the exact months before you pay.
Do you know whether these people own their homes?
No, and we will not pretend otherwise. What this file guarantees is age, which is the one HECM eligibility rule that can be guaranteed from a record. Ownership, equity and primary residence are not in it. The marketplace can append ZIP-level income and homeownership figures for two cents a record, but those are Census neighborhood medians and describe the area, not the person.
Can I target specific ZIP codes?
Not from this page, which sells a whole county in one click. The marketplace builder does: it lists every ZIP in Pinellas County with its own count so you can select the ones you want. There is no radius search, so if you work a drive-time footprint you pick the ZIPs that cover it.
Is it exclusive?
Yes. We sell each record once. Every Pinellas County record we deliver is fingerprinted and permanently retired from inventory at purchase, so the same one never goes to another originator, not here and not on any of our other storefronts.
What if the county sells out while I am ordering?
You are protected. Checkout caps your order to what is actually available at that moment, and if any part of it sells out before we fill it, that portion is refunded in full automatically. You never pay for records you did not receive.
